Overview

Mather North is a 601,000-square-foot senior living community with a construction cost of $142 million. Mather South is 400,000-square-feet with a construction cost of $100 million. GBA provided commissioning services for this senior living community, including restaurants, kitchen, fitness center, 20-meter pool and therapy pool. The Mather achieved LEED Gold certification and was the first continuing care retirement community in the nation to achieve this rating.

Commissioning

The Mather North

Commissioning was performed on the mechanical, electrical, and plumbing systems. Commissioned systems included:

  • Central cooling and heating plant, including two 300-ton electrical centrifugal chillers, cooling towers, two natural gas boilers, zone heat exchangers, and circulating pumps.
  • Four make-up air units, vertical fan-coil units, toilet exhaust fans, dryer exhaust fans, garage exhaust (including a CO monitoring system), and kitchen ventilation equipment.
  • Electrical systems, including emergency power and generators.
  • Plumbing systems, including domestic hot-water heaters, storage tanks, and tempering valves.

The Mather South

LEED enhanced commissioning was performed on the mechanical, electrical, and plumbing systems. The design phase commissioning included review of design development and construction documents. Commissioned systems include:

  • Split air-cooled chilled water plant with free-cooling heat exchanger and dry cooler.
  • High-efficiency condensing boiler plant.
  • Variable-primary pumping systems for chilled water and hot water systems.
  • Two make-up air units with heat recovery enthalpy wheels, one pool air handling unit with heat recovery, toilet exhaust fans, and VAV dryer exhaust system.
  • Electrical systems, including lighting occupancy sensors.
  • Plumbing systems, including domestic hot-water heaters, storage tanks, and tempering valves.
