Overview

GBA is commissioning the mechanical, electrical, and plumbing systems for multiple newly built and renovated senior living facilities, on behalf of owner CA Ventures.

Commissioning

As part of a long-term relationship with senior living developer CA Ventures, GBA has been the commissioning provider for multiple new facilities. These include sites in Florida (Boynton Beach); Massachusetts (Millis, Natick); Michigan (Novi, Farmington Hills); Ohio (Mayfield Heights, Blue Ash); Pennsylvania, (McCandless, King of Prussia); Texas (Dallas, Austin); and Virginia (Charlottesville, Henrico).

The Anthology of Tuckahoe facility in Henrico, VA, is a typical example of this portfolio of projects. The three-story community includes 150 living units, including independent, assisted, and memory care units, as well as bistro, formal, and private dining venues; recreational and fitness facilities; and a variety of activity rooms.

GBA commissioned the HVAC systems, including a variety of systems supporting the larger facility (air-handling units, VAV boxes, split-system AC units, exhaust fans, electric heaters) as well as individual dwelling units (packaged terminal air conditioners, bathroom exhaust fans, and kitchen range hoods). Lighting controls, electrical generator and transfer equipment, and domestic hot water systems and recirulating piping were commissioned, as well as the building automation control system for all the HVAC equipment.

The GBA team identified multiple issues that were corrected through commissioning. These included various issues sent to the BAS contractor (for instance, AHU sensor issues); the electrical contractor (breaker malfunctions); mechanical contractor (unit heater malfunctions, thermostat calibration issues); and plumbing contractor (issues with a water heater recirculation pump). These issues are representative of issues found at similar facilities; correcting them pre-occupancy provided a better experience for the facility’s residents and staff as well as improving the energy efficiency of the sites.
