Overview

GBA provided LEED fundamental and enhanced commissioning services for this new 11-story luxury residential building, located at 900 Monroe Street in Hoboken, NJ.

LEED Fundamental and Enhanced Commissioning

Vine (900 Monroe), part of the Bijou Properties portfolio, is an 11-story, 135-unit residential building near the Hudson Bergen Light Rail station. The project includes 13,800 square feet of street-level retail space and child care facilities.

GBA performed commissioning services at the building, which is pursuing LEED certification.

Systems that were commissioned consisted of MEP and controls, including boilers, pumps, cooling tower, heat exchangers, air-handling units, water source heat pumps, supply and exhaust fans, unit/cabinet heaters, and variable air volume boxes.

GBA was responsible for inspecting equipment installation, witnessing equipment start-up, and functionally testing the newly installed equipment.

During construction, GBA performed several site inspections, noting and logging construction issues such as:

  • No strainer installed on the suction side of the pump.
  • Support hanger should be installed to support boiler pump motor.
  • Motor and shaft not aligned. Motor position should be adjusted and aligned with the shaft.
  • Access door is missing at fire/smoke damper FSD-2-8. Access door to be installed.
